Hinges / Brackets although not moving parts, need routine maintenance just as much as the garage door's moving parts. Garage door hinges and brackets can come loose and cause a loud garage door. They can also rust and lose their function over time. It is beneficial to the garage door's longevity that screws be tightened routinely.

Damaged garage door section caused by a bad installation or a forceful hit can pull the entire system apart. A bad installation can lead to a bowed section especially at the top if a strut was not used when operated by a garage door motor. Sections can also bow if a manually locked garage door was attempted to open via the garage door opener. The lock keeps the door down and the opener pulls the door up. The opposite forces causes the section the opener is attached to, to bow towards the opener.

Garage door weather seal or rubber serves to keep out critters, water, and close any gaps between the frame and the door. When the weather seal or the bottom rubber are not at 100% function capacity and the water gets in the garage, the garage door parts may start to rust.

Garage Door Spring Systems - Extension vs Torsion

Garage Door extension spring vs garage door torsion spring

Every garage door uses either an extension spring system or a torsion spring system. They both do the same thing, counter balance the garage door's weight, but are set up differently.

Generally extension springs, placed along the tracks on both sides of the garage door, are used on smaller and lighter doors. If your garage door doesn't have a lot of headroom, you most likely have an extension spring system.

Torsion springs are placed on larger heavier doors and garages that allow the room for the shaft's installation placed at the header over the door.

The garage door spring systems help distribute the door's weight evenly which aids in proper movement of the other parts as well. Installing some torsion spring systems requires carrying the door's dead weight. Repairing or replacing your garage door springs or other garage door repair parts may look simple but it is not.

Think you can do it yourself? Maybe, but don't risk it unless you have experience or have someone who does, to guide the process.

Difference Between Safety Cables and Operating Cables

Garage Door safety cables have one purpose. They run through the extension springs to keep the spring from flying throughout the garage if the spring breaks at it point of highest tension

Safety cables are a new safety requirement in the garage door industry so if you do not have them, chances are a professional will not service the garage door unless have you have them.

Operating 'lift' garage door cables used in torsion spring systems and extension spring systems aid in moving the door up and down. Friction of the moving cable causes normal wear and tear and therefore cables may need to be replaced more often than other parts.

If in the closed position, the door has a gap on one side versus another, most often the cable needs adjustment (one side may be shorter or longer than the other) or replacement.

Garage Door Maintenance

Inside view of the garage door system
A few simple routine steps throughout the lifespan of your garage door repair parts will help keep it running smoother and longer.

Lubricate garage door parts such as springs, tracks, pulleys, and hinges to avoid friction and wear.

Look for fraying of the cables to replace them before they snap and cause any inconveniences.

Complete a balance test. If the weight of the door and strength of the springs are leveled then the movement of your door is less likely to cause damage to other parts. First, if your door is operated by an automatic garage door opener, use the rope (most likely red) to unlatch the door from the motor. Then manually pull your door up about half way. If it stays in place then your door is balanced. If your door swings up then your springs are too strong and if your door rolls down then your springs are too weak. In either of these unbalanced situations, your garage door motor may be working overtime to over come the resistance.
